Those symptoms can be caused by very different problems.  Most of jME uses the myopic and unconventional (in Java) strategy that if it "can't" do what is requested (which includes failing to do what is requested), it will just silently continue without doing it, leaving your program not knowing that it is failing and without clues as to the ultimate cause.

I have seen the displayed symptom before by having updateRenderState() at the wrong position and by not having bounding volumes created or updating correctly.  The bounding volume problems can cause terrain blocks to get culled when they should not.  Culling problems can be debugged in detail, but be careful of undocumented side-effects of examining frustum plane states.
